Markwood Enterprises, a Beverly Hills-based real estate firm, has proposed the construction of a new residential-retail complex at the northwest corner of Santa Monica Boulevard and Barrington Avenue.  Plans filed with the city describe a five-story building that would feature 53 apartments, five of which would be set aside for very low income households.  The project would also offer six live-work units and 1,500 square feet of ground-floor commercial space. Other elements of the proposed development include a rooftop deck, a fifth-floor terrace and a ground-level amenity room.  Parking accommodations for 80 vehicles and 55 bicycles would be provided in an automated subterranean garage.

Star Tower

H3 Hotel

227 HEALDSBURG AVE, HEALDSBURG, CA 95448

An expansion to the family, the H3 Guesthouse joins h2hotel and Hotel Healdsburg to complete a trio of boutique eco-hotels adjacent to the square in Healdsburg. The new guest house sits on a narrow lot just to the north of h2hotel, bringing more sustainable accommodations and a needed parking resource for the popular wine-country town. At ground level, a dramatic glass entry lobby and green stair set the tone of openness and welcome. The transparent façade is screened with reclaimed redwood sun-shading and vine-covered cable trellises at the street level. A sheltered bus-stop waiting bench is built into the face of the hotel. H3 Guesthouse features 39 efficient rooms—including six suites—in intimate pods grouped at the front and rear of the site. Between, a central courtyard brings in light and air, and glassed-in bridges connect the rooms across the court.

Avalon Dogpatch

The new Dogpatch complex will sit at 800 Indiana Street, in the shadow of the 280 freeway and a very short walk away from the 22nd Street Caltrain station. It will also be near Esprit Park and the main attractions of Dogwatch’s Third Street. The three architects behind the project are Pyatok Architects, Kennelly Architecture + Planning, and Mithun/Solomon. Three public plazas will be included, one at the entry of each building, and a set of interior courtyards sit at the center. The first residents are expected to move in by late 2017.

459 8th Street

Though arguably one of the most talked about neighborhoods in the East Bay, Downtown Oakland has not seen very much construction in this current housing boom. We have, however, seen a huge number of proposals for the area which hopefully means that we’re just 6-12 months away from a major boom. Another proposal to add to that list is 459 8th Street. Located on the corner of 8th and Oakland, this proposals calls for 50 apartments over 4,000 square feet of retail space. The building would rise on what is currently a surface parking lot and would certainly fill a sizable gap in the Old Oakland neighborhood. The project is being developed by Signature Development Group and designed by YHLA Architects
